Terms & Conditions

1. Definitions

  • “Client” means the person (or persons) who books services through Lori Strohl, LUXE Villas and Retreats.

  • “Company”, “we”, “us” means Lori Strohl, LUXE Villas and Retreats.

  • “Property” means the villa or other accommodation booked by the Client.

  • “Services” means the booking, concierge, pre-arrival planning, on-site support, and any additional services arranged by us.

  • “Booking” means the act of reserving the Property and/or Services for a specified period.

  • “Contract” means the agreement between the Client and the Company under these Terms & Conditions.

2. Booking and Payment

  • All bookings are subject to availability and confirmation by us.

  • At time of booking, a deposit (or full payment) may be required. The amount and due date will be specified in your invoice/confirmation.

  • The Client must pay the full balance by the due date specified in the invoice/confirmation. Failure to pay may lead to cancellation (see clause 4).

3. Contract Formation

  • A contract is formed when we issue a booking confirmation after receiving the deposit/payment and the Client has accepted these Terms & Conditions.

  • By making a booking, the Client confirms they are legally capable of entering into a binding contract (i.e., at least 18 years old).

  • The Client acts on their own behalf and on behalf of all persons included in the booking.

4. Cancellation & Amendments by Client

  • All cancellations or amendment requests by the Client must be made in writing (email or other method specified).

  • Cancellation fees may apply based on specified terms for the particular property. ​

  • Amendments (dates, number of guests) are subject to availability and may incur additional charges.

5. Cancellation or Amendment by Company

  • We reserve the right to cancel or amend your booking (or substitute a property) in exceptional circumstances, such as:

    • The Property becoming unavailable (e.g., sold, damaged, unforeseeable event)

    • Force Majeure (events outside our control: natural disasters, war, government restrictions)

    • If the Client has failed to pay by the due date.

  • In such cases, we will endeavour to offer alternative accommodation or services of a similar standard, or a full refund of monies paid for the unavailable portion of the booking.

6. Guest Responsibilities

  • The Client (and their party) must comply with all house rules, property management rules, local laws, homeowners’ association rules, etc.

  • The number of guests must not exceed that stated in the booking confirmation.

  • The Client is responsible for any damage caused by negligence or mis-use of the Property and must indemnify us for any claims by the owner/manager.

  • The Client should procure adequate travel, health, cancellation, and liability insurance for the stay.

7. Services and Property Information

  • We act as intermediary between the Client and the Property owner/manager. We aim to accurately describe the Property, but cannot guarantee that all amenities, images or descriptions are error-free or remain unchanged.

  • The Services we provide (concierge, extras, arrival/pre-arrival planning) are subject to availability, and additional fees may apply.

  • We cannot guarantee completion of any third-party service (e.g., excursions, chauffeurs, spa). We will endeavour to assist but are not liable for third-party performance.

8. Liability

  • The Company, its employees or agents, will not be liable for:

    • death, injury, loss or damage to the Client or their possessions unless caused by our proven negligence;

    • disturbances beyond our control (construction works, neighbours, weather, utilities failure);

    • any indirect or consequential losses (loss of enjoyment, missed flights, etc.).

  • The Client’s sole remedy for issues should be against the property owner/management where appropriate.

9. Force Majeure

  • We are not liable for any failure or delay in performing our obligations due to circumstances beyond our reasonable control (e.g., acts of God, war, natural disaster, pandemic, government restrictions, labour disputes).

  • In such case: we will endeavour to notify the Client promptly, and offer alternative arrangements or refund of relevant monies where feasible.

10. Insurance

  • The Client must maintain insurance covering cancellation, medical, personal liability and possessions.

  • We strongly recommend travel insurance covering the full cost of the booking and possible additional expenses.

11. Intellectual Property

  • All content on our website (text, images, logos) is the property of the Company (or properly licensed) and may not be reproduced for commercial use without our written consent.

12. Privacy

  • The Client’s personal data will be processed in accordance with our Privacy Policy . By booking, the Client consents to the processing and sharing of their information (with the owner/manager, service providers) to fulfill the booking.

13. Governing Law & Jurisdiction

  • These Terms & Conditions shall be governed by the laws of Pennsylvania.

  • Any dispute shall be subject to the exclusive jurisdiction of the courts of that place.

14. Changes to Terms

  • We reserve the right to modify these Terms & Conditions at any time. The version applicable to your booking is the version published at the time of your booking (or sent to you). Continued use of our services after changes constitutes acceptance.
